Hospitality has no forgiving deadline. Miss the opening window and you do not lose a few weeks of works, you lose a trading year. Producing keys in a factory while the site is prepared is the most reliable way we know to protect that date.

Rooms are built as repeat units, so the hundredth key is identical to the mock-up you signed off. That consistency is what a brand standard actually asks for, and it is very hard to hold when every room is finished by different hands on different days.

It also lets a resort open in phases. A block, a cluster of villas or a wing can be handed over and trading while production continues on the rest, which brings revenue forward and gives your team a live rehearsal before full occupancy.

We build guest keys, villas, restaurants, spa and back-of-house, and we work on greenfield resorts as readily as on extensions beside an operation that is already trading. Delivered worldwide, with our own installation crews.

How the property is built

Standard build-up and systems. Key counts, areas and storey heights are set per project and confirmed on the approved drawings.

Delivery format: Volumetric key modules, panelised components or a hybrid, chosen to suit the site and access
Structure: Steel or engineered timber module frame, designed for craning, stacking and finished loads
Key module: Bedroom and en-suite completed as one unit, with joinery, services and finishes installed
Acoustic separation: Isolated floor and party wall construction between keys, corridors and plant
Fire & life safety: Compartmentation per key, cavity barriers, detection, alarm, emergency lighting, escape routes
Circulation & cores: Corridors, stairs and lift shafts co-ordinated into the module grid
Envelope: Insulated and sealed build-up with cladding, render or timber to the design
Glazing & balcony doors: Double glazed thermally broken systems with solar control and privacy provision
Electrical & low voltage: Distribution, lighting scenes, data, TV, keycard access and energy management provisions
Plumbing & hot water: Pressurised supply sized for peak demand, drainage, and sanitaryware pressure-tested
